In Norway, digitalization is primarily driven by industry, yet a significant gap exists between techno-centric and practice-centric views, which hinders the value creation potential of digital twins for Facility Management (FM) practices. A study will be presented which investigates how facility managers prepare for digital twins, emphasizing the socio-technical materiality within work activities. It underscores that technology’s impact is user-driven within organizational contexts, challenging the oversimplified views of technology adoption. The study offers a structured approach for implementing digital twins focusing on:

• Knowledge and Learning: Establishing known practice and exploring new applications for technologies.
• Social Relations: The interplay between social dynamics and technological influence.
